3 Listings, 3 Cities, 3 Prices
I know, I know. Not all houses are the same. Not all neighborhoods are the same. And definitely not all cities, states and countries are all the same. But just for fun I decided to do a comparison of some listings (as similar in style and size as I could find) in three very different areas across the United States.
Let’s take a look at the three ‘O’ states: Oregon, Oklahoma, and Ohio and see what we can find.
I looked for a 3 bedroom and 2 bathroom home. I tried to select listings that had a similar style of house. Since I’m not familiar with any of these areas personally, I really have no idea what the neighborhoods are really like, aside from what I read in the Neighborhood Expert information on Point2Homes.com.
Oregon: $359,000
This home, listed by Dawn Barry-Griffin, is located in Portland, OR and is an older home that has seen some extensive renovations.
Oklahoma: $164,826
BJ Lardizabal listed this larger home in Broken Arrow, OK which boasts a fabulous gourmet kitchen.
Ohio: $99,900
Now to Cincinnati, OH where Kraig J. Porter has listed this charming Cape Cod style home that has been completely renovated.
I don’t know about you, but I was pretty surprised at the price differences between each of these three states.
Obviously there are many different factors that go into determining the listing price of a home, and what the average home sale price is in various areas at any given time. And, I’m certainly not trying to draw any hard-and-fast conclusions about the market in any of these three areas.
It does go to show, though, just how widely spread out the market is from one area to the next, and I am willing to bet that is the case in any city, state, or country you’re in.

Our average house price runs between $350,000 and $400,000 on the Sunshine Coast, British Columbia, Canada…. and we have miles and miles of ocean to enjoy
What is so interesting about my home town and sales area is that you can find all three price points in my city.
Chicago is a big city with all kinds of neighborhoods in it and you can find all three of these price points in all the different areas Chicago has to offer.
In Manhattan Beach, California, a 3/2 would be a minimum of $800,000 and would most likely be closer to $1M if on a quiet street. In Torrance, CA, which is nearby, you can find a 3/2 for about $500,000 to $675,000 depending on distance to the beach, and in Gardena, CA, which is only 4 miles East, you can find them for $350,000. Around here, distance to the beach is the biggest factor in price of the “dirt” (the lot), which drives about 85 percent of the pricing issues.
I do Ouse 1 and 2 are sort of comparable; but not house numer 3. Obviously house number 2 has a good size lot, you can see it in thw width. e barely a House #3 appears to barely a city lot. These houses may not be comparable other than being say 3:2 and having clean yards.
What fun to see my listing chosen for this comparison. It is always interesting to see what is going on in other aprts of the country. Homes near downtown with historic character sell at a higher premium here than new homes. as an example, this neighborhood has seen a 4% price decresase over the last year, much smaller than many other parts of town & across the country.
@Larry Littlejohn – You’re right. I didn’t really take the lot sizes into consideration when I did that comparison, and no doubt that does influence the pricing quite a bit. Point taken.
